Property owners should understand the legal entity, proposed parties, capacity, and transaction structure before signing. Every website submission is general intake pending manual jurisdiction review.

Direct purchase

In some situations, Black Core Acquisitions may be the buyer that remains responsible for completing the purchase under the signed agreement. A direct purchase is not guaranteed merely because a property was submitted or reviewed.

The written agreement, title requirements, due diligence, contingencies, closing documents, and applicable law determine the parties' actual rights and obligations.

Assignment or involvement of another buyer

In other situations, Black Core Acquisitions LLC may enter an agreement that permits transfer of contractual buyer rights to another prospective buyer where permitted, or it may participate in another disclosed transaction structure. A transfer of contractual rights is not the same as providing a traditional public real estate listing for the owner.

The written agreement and jurisdiction review determine whether a transfer is permitted and what notice, licensing, cancellation, solicitation, or other requirements apply. The proposed structure and relevant parties will be explained before the owner decides whether to proceed.

No seller agency or fiduciary relationship

Unless a separate written agreement explicitly states otherwise, Black Core Acquisitions is not acting as the property owner's real estate broker, agent, attorney, appraiser, tax adviser, financial adviser, or fiduciary. Its interests as a potential buyer or transaction participant may differ from the owner's interests.

Owners may market the property through other methods, compare alternatives, obtain independent valuations, and seek professional advice before signing an agreement.

No guarantee of offer, value, or closing

A review response is not a licensed appraisal, guaranteed valuation, guaranteed offer, financing commitment, or promise that a closing will occur. Eligibility and proposed terms depend on property facts, title, condition, location, occupancy, due diligence, current demand, and other transaction considerations.

Any proposed price, deposit, inspection right, financing condition, cost allocation, closing date, or termination right should be evaluated from the written agreement rather than from general website statements.

Fair housing and occupied properties

Black Core Acquisitions LLC does not make property-review decisions based on race, color, religion, sex, disability, familial status, national origin, or another characteristic protected by applicable fair-housing or nondiscrimination law.

For tenant-occupied or rental property, owners remain responsible for leases, notices, deposits, access, habitability, and tenant rights. A property inquiry is not guidance to remove an occupant, alter a tenancy, or avoid applicable housing requirements.

Independent review is available

Property owners may consult an attorney, accountant, tax professional, title professional, licensed appraiser, inspector, surveyor, broker, or other qualified adviser. Nothing on this website requires an owner to rely only on information provided by Black Core Acquisitions.
